Most homeowners call us after staring at the same crack for two years, trying to decide if it's getting worse or if they're imagining it. Concrete doesn't fail overnight. It gives you signals for months, sometimes years, before it actually becomes a safety problem or a money pit. The trick is knowing which signals matter and which ones are just concrete being concrete.
Hairline cracks are normal. Wide, stepped, or moving cracks are not.
A slab that's been down for five or six years and has a few hairline cracks, under about 1/8 inch wide, running straight across a section, is doing exactly what concrete does. Concrete shrinks as it cures and it keeps moving slightly with heat and moisture for the rest of its life. That's why we cut control joints into a new patio, usually every 8 to 10 feet, so the slab has a place to crack on purpose instead of picking its own spot.
What's not normal is a crack you can slide a coin into edgewise, or one where one side of the crack sits higher than the other. That's called a step crack, and it means the slab underneath has moved, not just the surface. If a crack runs diagonally from a corner, or if it's widening season over season, that's a structural issue underneath, not a cosmetic one.
Sinking and settling usually point to what's under the slab, not the slab itself
Port Orange sits on sandy soil, and sandy soil compacts and shifts more than clay does once water gets under a slab. A downspout that dumps right at the patio edge, a sprinkler head that's been overspraying the same corner for years, or a low spot that collects rain after every afternoon storm, all of that erodes the base under the concrete over time. The slab itself might be fine. It's the ground underneath losing material.
You'll notice this as a patio that's tipped toward the house instead of away from it, or a section that's dropped enough to hold standing water 24 hours after a storm. Neither of those fixes itself. Left alone, the gap under the slab gets bigger and eventually the concrete cracks trying to bridge it.
Surface damage tells a different story than cracking does
Spalling and pitting show up a lot on Florida pool decks and patios, especially ones poured without enough air entrainment or finished too early while there was still bleed water on the surface. You'll see small chunks flaking off, or a rough, pockmarked texture where it used to be smooth. Pool chemicals splashed on the deck accelerate this. So does pressure washing at too high a PSI, which strips the top layer of paste right off the aggregate.
Stamped concrete has its own version of this. The color and texture are only as good as the sealer sitting on top, and that sealer wears out. Most sealers on a stamped patio last 2 to 3 years in full Florida sun before they need reapplying. If your stamped patio looks chalky, faded, or the pattern lines are filling with dirt that won't rinse out, that's the sealer failing, not the concrete underneath. Cheaper fix, and worth doing before the bare concrete starts absorbing water and staining.
When it's a repair job and when it's a tear-out
A lot of patios get patched when they shouldn't be, and a lot get replaced when a repair would've held for years. Here's roughly how we sort it:
- One or two isolated cracks, no height difference between the sides, slab otherwise level: this is a candidate for crack repair and resurfacing, not replacement.
- A slab with multiple step cracks, or one that's visibly out of level across more than one section: the base has failed, and resurfacing over that just hides the problem for a year or two before it telegraphs back through.
- A 4-inch slab that was never reinforced, poured over 15 years ago, showing widespread map cracking (a spiderweb pattern across the whole surface): that's often past the point of resurfacing being worth the money.
- Pool decks with cracks running toward the pool coping: get these looked at sooner rather than later, since movement here can affect the coping and the pool structure itself, not just the deck.
Resurfacing works when the structural slab is sound and the damage is cosmetic or surface-level. It's a thin overlay, usually under half an inch, bonded to the existing concrete. It won't fix a slab that's cracked through or settling unevenly. Pouring a new overlay over a moving crack just gives you the same crack back within a season or two, now with fresh concrete on top of it.
What waiting another season actually costs you
Small cracks let water in, and water under a Florida patio during rainy season doesn't sit still. It works its way under the slab edges, softens the base further, and freezes the crack in place as the widest point it's ever been, since concrete won't heal itself back together. A crack that's a repair job this year can become a full section replacement in two or three years if it keeps taking on water.
The other cost is tripping hazards. Insurance companies and, frankly, common sense treat a 1/4 inch height difference between two slabs as a fall risk. If you've got grandkids or you're planning to sell the house, an uneven patio joint is the kind of thing a home inspector will flag and a buyer will use to knock money off the price, even if the fix itself is a half-day job.
